Job Summary: As the Director of Project Development and Procurement, you serve in a leadership role responsible for overseeing procurement strategies and activities in the Construction department. You are a strategic and results-driven leader with a deep understanding of procurement and project development within the construction industry. You excel at collaborating with internal and external stakeholders to drive projects forward, ensuring seamless progress from land acquisition to certificate of occupancy. With a strong ability to lead project management teams and cultivate vendor relationships, you implement cost-effective strategies that align with organizational construction goals. Your expertise in procurement strategy and project oversight enables you to optimize resources and deliver high-impact results.
Job Responsibilities:
*Project Procurement Strategy- Developing innovative and cost-effective procurement strategies for construction projects and departmental needs.
*Project Development / Project Management - Coordinating the procurement schedule with the project construction schedule. Design and Permitting- Coordinating selection, contracting, and management of architects, consultants, engineers, and other project specialists.
*Vendor Management. Sourcing and engaging reliable suppliers and vendors based on project requirements.
*Due Diligence and Land Management - Performing land due diligence, including contracting with consultants and engineers.
*Financial Analysis and Reporting - Building initial project cost estimates and schedules using internal data management programs.
*Leadership - Training and leading Construction Project Managers and Construction Project Engineers/Coordinators.

Required Skills and Qualifications: To be successful in this role, you have**:
- 8-10 years of experience in construction management and procurement 3 or more years of management experience leading a team of 3+
- Proven sales, negotiation, and contracting experience in the construction industry.
- Practical understanding and experience working with construction materials and supplies used in residential construction
- Experience in working with outside construction consultants such as architects and engineers
- Experience in value engineering construction plans
- Experience in land development; including comprehensive understanding of land development processes and regulations
- Proficiency in Microsoft Office programs, Smartsheet, and Procore
- Strong risk assessment and solution-finding skills
- Excellent written and oral communication skills; effective with diverse audiences
Preferred Skills and Qualifications: To be considered above and beyond the average candidate in this role, you’ll also have:
- A current or in-progress PMP certification Experience in construction purchasing or construction sales, supply, and/or warehouse management
- Ability to conduct business in spoken and written Spanish
- An understanding of land development local market construction costs and trends for estimating and cost analysis reporting
- Experience in real estate finance and/or planning
Compensation: $76,000 salary range midpoint of $94,194
